About The Community
The Green Valley Estates Mobile Home Park is a 55+ gated community located 20 miles (32Km) South of Tucson, Arizona and 43 miles (69Km) North of the U.S.-Mexican border in Green Valley, Arizona.
Membership in Green Valley Recreation, Inc. (GVR) is included with the lot lease for your manufactured home. GVR is a unique recreation, education, social, and leisure organization afforded to every homeowner in Green Valley. With several major facilities around the area, GVR has opportunities for everyone to participate in programs, classes, and fitness.
At this time, there are no empty lots for new manufactured homes. Residency in Green Valley Estates comes as owners buy and sell existing manufactured homes in the park. From time to time, we have openings for Recreational Vehicles (RVs) in a transient RV lot and can accommodate units up to 40 feet (12 meters) in length. GVR Membership is not available for RVs.
About Seasonal or Short-Term Rentals
The Green Valley Estates Mobile Home Park is considered a permanent community. From time to time, there may be mobile home rentals available, and there may also be back-in lots available for RVs. If you are looking for a short-term stay, you might also want to look at our sister facility, Green Valley RV Resort, located less than a half mile from this park. There may be RV or Park Model rentals available there at the GVRV Resort, and there are many more back-in lots for the seasonal or short-term tenant.
Park Amenities
The clubhouse is central to the park, and contains laundry facilities, a kitchen, a library, craft room, table shuffleboard, and a large dining area. And just outside the clubhouse proper you will find a salt-water swimming pool, hot tub, and a comfortable outdoor seating area with a gas grill. A full men’s and women’s shower area and restroom is in the pool area.

Park Rates for RVs, 2023 – 2024
These are the rates in effect for 2023/24 and apply to RVs only. Lot rental for mobile / manufactured homes vary based on lot size.
Daily Rate
1 - 6 Nights- No reservation deposit.
- Rate is for 2 people per site, or
- Add $4 / extra person / day.
- Payment taken at check-in.
Weekly Rate
1 - 3 Weeks- No reservation deposit.
- Rate is for 2 people per site, or
- Add $25 / extra person / week.
- Payment taken at check-in.
Monthly Rate
1 - 11 Months- $100 deposit for one month.
- $500 deposit if over one month.
- Rate is for 2 people per site, or
- Add $100 / extra person / month.
Annual Rate
Per Year- $500 reservation deposit.
- Rate is for 2 people per site.
- Maximum occupancy is 2.

Lease Terms and Conditions
We are a 55+ community and all residents, temporary or permanent, must be older than 55. There are exceptions; such as when a resident is over 55 and his or her life partner is not. Check with the front desk when anyone in your party is younger than 55.
Payment Accepted
We accept cash or a check drawn on a U.S. institution. We do not accept credit cards, PayPal, Venmo, Zelle, Bitcoin or any other form of electronic payment.
What’s Included
Electric, water, sewer, trash disposal, use of all resort facilities, all taxes and surcharges. Annual and permanent residents pay for their own electric service.
Other Requirements
Pre-pay for your entire stay, less any deposit, on check-in. No refunds for shortened stays. Consult the office for the current under-55 guest and visitor policy.
Check-In for Recreational Vehicles
We conduct all business for this park at the offices of our sister facility, Green Valley RV Resort. The resort is located within ½ mile of Green Valley Estates at 19001 S. Richfield Ave., Green Valley, AZ 85614. Check-in and payments are handled at this location only. The GVRV facility is a guarded and gated facility, so when you arrive, you’ll first talk to someone at the guard shack.
Out-Of-Hours Check-In
Check-In Time is Noon → 7:30 PM. If you arrive before noon, the guard will direct you to park in one of the RV Staging Spots straight ahead on S Richfield Avenue; click open the photo to have a closer look. Proceed on foot to the office straight ahead to see when your lot will be ready.
If you arrive after 7:30 PM, you can park overnight for free at the Desert Diamond Casino Sahuarita, then check-in at the resort office the next day. With apologies, we are unable to receive late arrivals.
We have an arrangement with the casino to accommodate you for an overnight stay. Of course, there are no hook-ups, so you’ll be boondocking for a night, and you need to get a parking pass from the guard on duty. Just go inside and tell the receptionist or the guard that you will be staying with us and that you’ve arrived too late to check-in at the resort and they will get you a pass.
Open Hours Check-In
Check-In Time is Noon → 7:30 PM. When you arrive during this window, tell the guard that you are checking in for Green Valley Estates and they will direct you to park in the RV Staging Area straight ahead from the guard shack on S Richfield Avenue along the right-hand curb. Click open the picture above for a closer look. There are two staging spots here; pull all the way forward into the space closest to the office that’s unoccupied, then make your way on foot to the office straight ahead.
Once you complete your check-in, you’ll be given further instructions and an escort to your lot. Once there, you’ll be given assistance with parking your rig. Remember that payment for your stay must be made in full using either cash or a check written on a U.S. Financial Institution. Sorry, we do not accept credit or debit cards or any other form of payment such as goats or chickens.
Premises Access
This is a 55+ Senior Gated Access community. During the day, the entrance gate on Duval Road is generally open, so no code is required. After hours when the gate is closed, you must enter a code to open the gate. You’ll be given the code at check-in.
The exit gate is always closed. To exit, simply pull up to the gate and the gate will automatically open.
Nighttime Entry
After hours, the entry gate will automatically be closed and will require you to enter the code that you were given at check-in. Carefully pull up to the keypad kiosk and enter the numbers and special characters to open the gate.
After entering the code, the keypad will beep and the gate will swing up away from you. You have plenty of time. Wait for the gate to completely open before proceeding with your vehicle.
